This guide explains what NNN, NOI, and Cap Rate actually mean, how they are calculated, and why they matter when evaluating U.S. real estate investments.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Why NNN, NOI, and Cap Rate Matter When Evaluating U.S. Properties<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Let\u2019s start with <a href=\"https:\/\/www.google.com\/url?sa=t&amp;source=web&amp;rct=j&amp;opi=89978449&amp;url=https:\/\/www.investopedia.com\/terms\/t\/triple-net-lease-nnn.asp&amp;ved=2ahUKEwisn5mQsoqSAxXrWUEAHeIANGMQFnoECBkQAQ&amp;usg=AOvVaw1zLmgbXumNrP6VtNNuAN2u\" target=\"_blank\" rel=\"noopener\">NNN<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This stands for Triple Net Lease, and it refers to a lease structure where the tenant, not the landlord, pays for three key property expenses: property taxes, building insurance, and maintenance \/ management costs. These are often referred to as the \u201cthree nets.\u201d So, when you see \u201cNNN lease,\u201d it means the tenant is covering those costs, which leaves the landlord (you) with fewer ongoing expenses.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s also worth noting that these three costs are listed in order of priority. You can sometimes delay maintenance (not recommended), but you can\u2019t delay paying property taxes. Once you\u2019ve calculated your NOI, you can figure out the Cap Rate by dividing that number by the purchase price of the property. For example, if a property produces $100,000 a year in NOI and the purchase price is $1 million, the Cap Rate is 10%.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cap Rate = NOI \u00f7 Purchase Price<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This gives you a snapshot of how profitable a property is right now. It doesn\u2019t take future changes into account, like increased rents or renovation costs.
